Anything to watch out for?
For the 2022 season, the villa is under new ownership and there have been several improvements/changes*. Please note that the living room, bedroom and bathroom photos are now out-of-date; new photos will be uploaded in April/May 2022.
*Completely renovated living room
*New ensuite shower room for the master bedroom
*New shower room on the upper level
*New kitchen worktops
*New wooden floors and repainting of the two children's rooms on the upper level
*House exterior and terrace completely repainted
The 4th bedroom is a suite separately accessed from the outside only. It has proven very popular for grandparents, older teenagers and visiting friends.
Why Capbreton?
It's an authentic working fishing port with a bustling sea-front and marina. There's a lively seafood market, excellent seafood restaurants (the locals eat in Capbreton rather than its more illustrious neighbour, Hossegor), a good selection of shops and long stretches of beach in town as well as next to the house. It is a welcome contrast to many of the 'purpose-built' resorts around the French coastline.

Convivial holiday home with private heated pool
Les Bruyeres is superbly located for Capbreton's fabulous beaches, its many restaurants and amenities including its wonderful markets (the fresh fish market at the marina is a 'must' visit early in the morning!).
The house is home to a local French family outside the summer season. It is therefore very well-equipped.
The property is on two levels: the principal accommodation is on the upper level accessed via a few steps from the driveway. The back garden & pool area is also found at this level.
On the lower ground floor there is an excellent suite which is accessed independently.
Accommodation - Upper Level
Accommodation - Lower Level
Outside
The back garden/terrace is accessed directly from the living room and also from each side of the house. The gardens are well-kept and not overlooked.
10x5m heated swimming pool with roll-on cover and saltwater filtration.
West and south-facing terrace soaks up the sunshine and there is shade provided by an awning. Outdoor dining furniture, 4 x sun-loungers and a BBQ.
To the front of the house you have private parking for 2+ cars in the gated driveway.
Upstairs master bedroom with queen size bed [150 cm] and 2 x single bed rooms (each with a 90cm bed). Downstairs suite has king size bed (160cm) and optional bed settee (double)
1 x en-suites & 1x shared shower room upstairs + ensuite shower room in basement
Heated pool, 10x5m, protected by cover. Saltwater filtration
No smoking, no pets
The property is ideally situated on a quiet residential road, amongst the pine forests of Capbreton and just a few minutes' walk to the local beach (La Piste / VVF). The town centre and market are a 10-15 minute walk. The marina and its attractions - fish market, museum, various restaurants and cafes are more of a bike ride away (1.5 - 2km). There are restaurants, shops and cafes in walking distance.

Service: Really we would give 3 1/2 stars, between average and good. Overall service regarding payment and communications before holiday was fine. On arrival at the Villa we were happy with the house, good sized garden with pool. We arrived earlier than the stated check in time which the local contact, Miranda, said would be Ok. The house was clean, although the gardener was still there but as we were early we didn't mind.
Also would like to say Miranda was a good host, and helped us a lot during our stay.
However, the pool was freezing cold and an electrician was called during our stay to fix it. Which he did but it does put you off sun bathing with people popping in and out of the garden. In one of the bedrooms there was damp, which meant the room needed airing everyday, and it also had an ant problem. They were crawling all over the children's chest of draws and floor. Miranda did buy us some ant spray for me to spray but I found that I had to do this every other day because they kept coming back and then I was hoovering up the floor where they had died also not really that relaxing when your on holiday!
A couple of times the sinks in the bathroom and on suite blocked.
A leaky radiator in the master bedroom with a cup and towel placed underneath with damage to the floor. I had to empty the cup a couple of times to stop water going on the floor.
In the downstairs studio flat there wasn't a TV areil or DVD player so we had to take the one DVD player there was from upstairs and put it in so other members of our group could watch TV.
Unfortunetly these little things about the house let it down.
Also it needs to be made clear to future guests that it is really necessary to have transport whilst your there or your very limited to how far you can go and you miss out on a lot. We had no car, and only realised how necessary it was after we were stranded at the local super market. Taxis don't do pick ups like they do in the UK. Thankfully Miranda came to collect us! Guests should either have a car or arrange bike hire before you get there. Bikes can be booked online but be sure to get them delivered or its a good mile and a half walk to the port to collect them.
Product: Lovely location, although transport needed to get about. Lovely house but neglected in some areas that need attention. Good host Miranda!
Product Comment: Thanks for raising these minor issues which have been addressed. You can walk/cycle to everything!

Service: Very helpful and knowledgeable.
Product: On the whole a lovely spacious villa in a great location, well equipped and comfortable, our kids were rarely out of the pool. The only downside was the cleanliness of the hot tub which was also highlighted to the local contact. This resulted in us not using it the whole time we were there. Also the directions to get there were a bit vague and difficult to follow.
Service Comment: Really pleased you enjoyed your Capbreton holiday. It is a lovely - and very popular - villa. We will definitely check up on the hot tub and also the directions. Justin

Service: Great initial service during the sales process. Some of the information about a damage deposit was a bit unclear (particularly an administration charge?) Overall good though.
Product: Perfect all bar a few things: Some of the supports for the decking boards were rotted away leaving some of the boards feeling very unsafe under-foot. Some property information at the villa would have been useful, such as procedure for rubbish collection. Whilst air conditioning was not present (which was fine), fans in the bedrooms would have made sleeping more comfortable. The lady who met us on arrival was lovely (Miranda)!
Service Comment: Thanks for writing - we're so glad to hear that you enjoyed your time at Villa les Bruyeres. Thank you for your comments about the villa - we will pick up your points with the owner to see what can be done to improve. I'm not sure what you mean about an administration charge for the security deposit (there isn't one!) but my apologies for any confusion during the process. Bethan

Service: Very knowledgable regarding the ares and properties as well as being helpful on all enquiries, including booking taxis from the airport.
Product: Clean, well maintained, great location lovely local contact. In a very quiet area and very relaxing. I don't want to seem picky as everything was great but to try and help the owners and next guests there was no microwave on arrival but on pointing this out we were given one the next day. It also says on the website that there are bikes and a garage to store your own bikes and boards. There are no bikes to use although Miranda offered me use of one of hers and there is no access to the garage to store your own gear. Pool was fantastic, nicely heated and ver clean.
Service Comment: thanks very much for giving your feedback. I'm very pleased to read that you enjoyed Capbreton and your villa - it's been incredibly popular this year. Sorry about the lack of microwave on arrival. Also, there has indeed been a change regarding the garage access and availability of bikes and we've amended the description. Really appreciate you writing and hope you come back! Justin
